Mixed-Use & Commercial

Mixed-use developments, commercial buildings, and the architectural and engineering work behind district-scale programmes.

Position

Mixed-use projects fail in the joints. We design and supervise the joints with the same care as the envelope.

Mixed-use is where Berkley's integrated structure shows its value most clearly. The architectural, engineering, civil, MEP, and supervision disciplines that a serious mixed-use project requires sit in the same studio. The coordination overhead that usually sits between three or four consultancies becomes an internal problem to solve.

How we work in this sector

01

Programmatic flexibility

Mixed-use programmes change between design and delivery. We design structures that absorb programme change without re-pricing the whole package.

02

Phased delivery

Phasing is a design problem, not a contractor problem. Our master plans are drawn so that each phase can stand on its own.

03

One coordination model

All engineering disciplines run on a single BIM model managed by our team. Clashes are detected and resolved internally before they reach the contractor.

Representative brief

An 1890s grain warehouse converted into a five-tenancy studio building. New CLT volumes inside a historic shell — full architectural, structural, and supervisory scope.
